Bryan Joyce joins EMCAP with over 15 years of experience in real estate, institutional investing and lending. Throughout his career he has worked with real estate operators, developers and investors across the country, consulting on and financing commercial real estate projects. Before joining EMCAP, Mr. Joyce was with Grand Coast Capital, providing renovation and commercial bridge loans nationwide. Prior to Grand Coast, he served as Director of Lending & Business Development for a New England based private commercial lender where he established the lending platform and led origination, sales, and marketing initiatives. In addition to his lending experience, he has been involved in over a dozen fix & flips, condo conversions, and other real estate ventures. Mr. Joyce began his career in institutional investment research and portfolio management working with community foundations, pension plans, and university endowments on capital allocation strategies. Mr. Joyce graduated from the University of Maine in 1999 with a major in Business Management and Economics.

Mr. Joyce is responsible for the day-to-day operations of EMCAP Lending and oversight of a portfolio of private real estate loans. He is based in the Greater Boston area, with an office located in downtown Portsmouth, NH.

I went with EMCAP due to my senior representative and the trust I've built with him in the past. What I also really like about EMCAP were a couple of the cost savings measures that were put in place that other hard money/private lenders do not. These lenders are so boiler plate. However, EMCAP has the little things that separate them from the others. They have ways to help keep cash in your pocket during the project.

Great private money lender!!! I have been using them for over three years now and have completed numerous projects using their financing. They lend on a variety of deals, I’ve done multi family flips, new construction, and fire damage rehab. There are two things I like most with Emcap 1. They can close a deal fast... a lot of private money say they can, but from my experience they can’t. Emcap closes. 2. Draw requests. They get you your rehab money funded into your account fast! I have had an inspector out at my project in the morning and funds were in my account by the end of the day. I would highly recommend using them for your next project. Friendly knowledgeable staff that go the extra mile to get your deal done. Every flipper give them a shot!
